Off-market real estate sourcing — the Ascendant workflow

How Ascendant sources villas that never reach a public listing, vets each home on the reserve, and routes every per-listing inquiry to a named concierge — for UHNW buyers who want one quiet call, not a portal.

What "off-market" means

A private catalogue, never publicly listed

The /off-market page header reads: a private catalogue of villas never publicly listed. Each is vetted by Ascendant, negotiated at the discretion of your concierge team, and released only to travellers whose tier and itinerary align. Inquire directly — no public pricing. That phrasing is the inflection: no villa on the curated reserve is advertised, indexed, or quoted through a public channel. A property only reaches a curated traveller because the concierge desk has spent years earning the right to hold it.

That scarcity is the point. The headline benefit of the two upper tiers —off-market villa access — exists because the homes on the reserve are negotiated one inquiry at a time, not booked through a portal. A buyer's name never reaches a listing agent they didn't engage themselves.

How the reserve is vetted

Tier-gated, curated by relation

The reserve is gated per tier: Discovery ( $99/mo, billed monthly) sees what Discovery qualifies for once an itinerary aligns. Aspirant ($500/mo) unlocks the curated catalogue — and Curated hotel + villa recommendations, Premium upgrade coordination, Curated itinerary planning assistance. Connoisseur ($5,000/mo retainer) adds Direct purchase execution on behalf of clients, Family-office coordination and reporting, the wider off-the-record homes the concierge desk holds.

Nothing is published — neither villa rates nor operator names. The desk reaches into the network it has spent years vetting, negotiates the back end, and the only number that surfaces to a member is the itinerary and where to be. Buyers never see a public quote, because no quote exists for any villa on the reserve until the desk issues one for a specific traveller.

Concierge handoff & inquiry flow

A named concierge, not a ticket queue

Connoisseur: concierge contact within 24 hours. Dedicated concierge introduction within 24 hours of subscribing. From there the relationship becomes a working one — your concierge knows your family, the homes you have stayed in, the operators on the ground who have earned your trust, and the listings that may fit before they reach a public channel.

For inquiries before subscribing, the concierge desk is reached directly at ascendant-3@polsia.app. Reply expected within one business day. From there the team will route the conversation to the right member of the desk based on your itinerary, your tier, and the shape of the request.

How an inquiry reaches the desk

One path in — the concierge desk

A per-listing inquiry from /off-market routes through the /api/off-market endpoint and into the concierge inbox — never a generic contact form, never a third-party inbox. The listing page carries the tier scoping your itinerary qualifies for, so the inquiry the desk receives already carries the right context: which villa, which tier, which traveller, which dates. From there the desk replies within one business day, and the relationship continues by email or by a swipe into The Ascent quiz if the traveller later decides to subscribe.
